Porters Neck Village is a non-profit life plan community located in Wilmington, NC. The 56-acre campus, first developed in the 1980’s and less than a mile from the ocean, is a quiet and beautiful place, featuring ponds, natural areas, and wildlife typical of the NC Coastal environment. The first, and long the only life-plan community in the area, Plantation Village initiated a planning process focused on maintaining its strong position within the local market through an enhanced campus environment and a culture of wellness. CJMW Architecture + Interior Design worked closely with LCS [the Owner’s Development Manager], a committee of residents, Board members, and staff leaders to develop, then implement a plan aimed at enriching the lives of residents.

The master plan included small-scale apartment buildings and a larger multi-phased apartment building, combining renovation, replacement, and expansion to preserve the serenity and beauty of the campus while supporting growth. Maintaining the “village” feel was critical. Phase I addressed the community’s primary needs – better amenities and new Independent Living – as a first step in community rejuvenation.

Four new small‐scale apartment buildings with under‐building parking add a total of 44 light‐filled apartments ranging from approximately 1,500 to 1,900 SF, attractive to prospective and even existing residents. New residences are designed within the scale of the existing campus; materials and detailing such as board and batten siding, large overhangs, porches, patios, and articulated roofs break up visual mass. Interiors take a very current and high end “coastal cottage” vibe. Furnishings are appropriate for seniors yet aesthetically, are luxurious enough to fit comfortably in local homes, boutique hotels and restaurants.
